Why a home inspection?
For sellers knowing issues in advance which might affect the sale price, cause delays in closing or the loss of a sale provides the opportunity to address them before listing.

For buyers (especially first time home owners) our motto put “Knowing Before Owing” says it all. A professional home inspection should be an educational experience to learn more about home systems, safety and maintenance.

Building a new home? Why not have phase inspections done to prevent truly hidden defects from becoming an issue down the road. Have the wiring inspected before the gypsum board goes up, have the plumbing checked to ensure framing has not been improperly cut to allow routing of pipes.

Maintenance inspections can provide insight as to preventative measures and repairs to extend the life of your home, address safety issues, as well as potential upgrades to improve comfort and resale value. 

What is a home inspection?
A home inspection is a visual, non-invasive, assessment of the readily accessible, visually observable, installed systems and components of the home. The inspector is to report on those systems and components inspected that in the professional opinion of the inspector are not functioning properly, are significantly deficient, unsafe or near the end of their life expectancy. The standards of practice and code of ethics are available from our offices upon request or the New York State, Department of State website. 

Providing the following inspection services:

  • Phase Inspections: Ensure no hidden defects during construction.
  • Buyers Inspections: Know what you are buying. 
  • Seller Inspections: Do a pre-listing inspections to address issues up front.
  • Rental Inspections: Do before and after inspections and create a photo or video document of the condition of the premises.
  • Maintenance Inspections: Schedule preventive maintenance and stay on top of repairs.
  • Warranty Inspections: Have your new home inspected before the warranty on it runs out.

The inspection report
Our customized inspection reports will provide you with information regarding any defects or deficiencies in the home’s structure, plumbing, electrical or other systems. Reports are normally provided within 24 hours of the inspection. They can be e-mailed for quick review and a hard copy will be provided in a 3 ring binder along with a manual to guide you through operating your home. We are also available anytime after the inspection to answer any questions which may arise.  



Ready to schedule an inspection! 
We perform inspections during daylight hours Monday through Saturday and are available to perform inspections on Sundays for a small additional charge.
