 Seller Inspection: Prior to listing your house have it inspected to address those issues you deem necessary to eliminate delays or loss of an offer at closing.
Buyers Inspection: Understand the current condition of the home, any visible defects, and the maintenance requirements of the home. Ensure safety issues are addressed prior to your family living in this new environment. Our motto put “ Knowing Before Owing” says it all.
Phased Inspection: Building a home or purchasing one that is currently under construction, do phased inspections to ensure no “hidden” defects exists. During the building process inspections can be done at different stages of completion to ensure defects are not concealed. Poor wiring, plumbing, cut joists, improper insulation, and numerous other issues can be concealed when drywall goes up and flooring goes down.
Maintenance Inspection: Have the overall condition of the home assessed to ensure there if no deferred maintenance. When is the last time you checked your attic space to ensure your roof has no minor leaks which may not currently be visible on the ceiling but will be during the next big rain storm, along with damage which will need to be repaired. Didn’t know the wax ring on your toilet has failed and water is entering the subfloor in your bathroom, this is something that could normally be detected by a quick scan with a moisture meter.  Warranty Inspection: Just purchased a newly constructed home with a one year warranty. Have an inspection done before the warranty runs out to ensure any visible defects are corrected under warranty.
Rental Inspection: Create a video document of the premises prior to rental and afterward to document any damage done by your tenants. If you are a tenant protect your deposit with proof of the condition of the property before and after rental. Special services are available upon request.
